The Welsh Harp, County Durham

The Welsh Harp was a former community pub in County Durham that North East Social Housing sourced, acquired and fully redeveloped into high-quality supported living accommodation. The property was converted to provide accommodation with wraparound support for 16–18-year-olds leaving foster care, in partnership with care provider North East Help and working with Durham County Council for placements. The scheme was designed to provide high-quality accommodation that helps young people transition towards independent living, with further semi-independent accommodation provided in nearby properties as part of a wider supported living pathway.

Brunswick Square, Penrith

Brunswick Square involved the acquisition and redevelopment of a former hostel into specialist residential accommodation for children with severe autism. Following planning change of use from C3 to C2, the property was fully refurbished and adapted to create four care units. The project was funded through private loan note finance and is leased to a local Registered Provider, with a care provider delivering care services, providing long-term security and social impact.

Eldon Street, Darlington

This development transformed a former theatre hall and snooker hall site that had been vacant and in disrepair into a new residential scheme delivering 12 high-quality homes for social rent. The project was delivered in partnership with North Star Housing Association, with joint venture funding from North East Social Housing and Homes England, to redevelop this brownfield site into much-needed affordable housing. The scheme was designed with a low-carbon, energy-efficient specification, incorporating high levels of insulation, air source heat pumps, solar PV and battery storage to reduce energy consumption and running costs for residents. The result is a sustainable residential development providing high-quality, energy-efficient homes with genuine long-term social impact, bringing a derelict brownfield site back into productive use and delivering much-needed social housing for the local community.
